Property staging costs at WildKind start from £2,000 + VAT for a one-bedroom apartment, while a five-bedroom house costs upwards of £5,000 + VAT. Your quote depends on the property, the rooms being staged, the rental period and the level of styling required.
But a price without context only tells you so much. Which rooms are included? How long does the furniture stay? And are you comparing like for like?
We hear these questions all the time, so we’ve pulled together this guide to property staging costs. (And if we’ve missed anything, just shout!)
We want you to make the right decision for you. So here goes…
What Is Property Staging?
Property staging, also called home staging, is the process of furnishing and styling a property to make it more appealing to potential buyers. It’s about helping people see the potential and feel an emotional connection.
There are three key reasons to stage:
- To showcase the property’s strengths.
- To create a warm, inviting atmosphere.
- To help buyers imagine themselves living there.
At WildKind, our property staging service uses rented furniture and accessories. You get the furnished, finished look without having to buy everything or work out where to store it afterwards.
Why Do Investors & Developers Use Staging?
Faster Sales: Staged properties sell up to 50% faster than unstaged ones. And in a slow market, that’s a great advantage.
Higher Offers: Professionally staged properties can achieve offers up to 15% higher than those that are empty.
To appeal to future investors: If you’re borrowing money to fund your developments, a strong visual portfolio helps attract high-quality investors. Professional photography of beautifully staged homes goes a long way.

What Factors Affect Property Staging Costs?
Property size
More rooms generally mean more furniture and accessories, which means a higher cost.
But bedroom count isn’t the whole picture. A large open-plan living and dining space needs a different scheme from a compact sitting room, even if both properties have the same number of bedrooms.
Furnishing level
It can sometimes be easier to stage an empty property than one that’s half-furnished.
Why? Because working around existing pieces means considering whether their size, style and condition suit the property and the buyer you want to attract. Half the furniture doesn’t automatically mean half the work!
Duration of staging
The furniture stays for an agreed rental period. If you need it for longer, make sure you understand how an extension works and the additional property staging costs.
Check the initial hire period, any extension charges and how removal is arranged before you book. That way, there are no surprises if your sales timeline changes.
Location and access
Properties in remote areas or those that are difficult to access can involve additional delivery and installation requirements.
Think lots of stairs and no lift!
Parking, loading restrictions and awkward access are all worth mentioning when you enquire.
Typical Property Staging Costs at WildKind
Here are WildKind’s guide prices for an eight-week staging period:
| Property Type | Price Range | Staging Duration |
| 1-Bedroom Apartment | £2,000 + VAT | 8 weeks |
| 2-Bedroom House | £2,500 to £3,000 + VAT | 8 weeks |
| 3-Bedroom House | £3,000 to £4,000 + VAT | 8 weeks |
| Larger Properties | Upwards of £4,000 + VAT | 8 weeks |
These are WildKind’s guide prices, not industry averages or fixed packages. Your quote will reflect the size, scope, rental period and styling requirements of your property.
When comparing property staging costs, check what each quote actually includes. Ask:
- Which rooms are being staged, and how fully will each room be furnished?
- What is the quality and condition of the furniture, artwork and accessories?
- Does the scheme suit the property’s asking price and the expectations of its likely buyer?
- Is the scheme being chosen for your property, or is it a standard package?
- Can you see examples of the company’s completed staging, not just inspiration images?
- How long does the hire last, and what does it cost to extend?
- Are delivery, installation, styling and removal included?
- Does the quoted total include VAT?
A lower quote might be perfectly suitable. But a list of furniture won’t tell you how the finished property will look and feel.
The quality, condition and choice of pieces matter just as much as how many items arrive in the van.

What’s Included in Property Staging Costs?
We can tailor the staging scheme to your property and requirements. Our service includes:
- A pre-staging consultation
- Target-buyer profiling
- Furniture selection and rental
- Soft furnishings, artwork and accessories
- Installation and final styling
- Coordination with your photographer or estate agent where needed
- De-staging
So, it’s not just a van full of furniture and a few cushions! The work starts with understanding who the property is for and how to present it. Furniture, layout, colour and accessories all need to work together.
Our rental staging service doesn’t involve permanent changes such as wallpaper or bespoke joinery. If that’s what your property needs, we can discuss the appropriate design service.
Is Property Staging Worth the Investment?
Property staging costs are one part of your selling budget, not the whole lot. You’ll also need to allow for costs such as estate-agent and legal fees. If you’re working through the figures, MoneyHelper’s guide to the costs of buying and selling a home is a useful starting point
Staging can be an extremely useful marketing tool. But the sensible starting point is: what does your property need help with?
If buyers struggle to understand a room’s size or purpose, furnishing it can show them. If the property feels bare, staging gives them something more to connect with.
There are a few reasons why that matters.
1. We’re humans – emotion plays a part
Buying a home isn’t just a checklist exercise.
Being able to walk through a furnished property and experience the rooms gives buyers more to respond to than measurements on a floor plan.
2. It makes the space easier to understand
Will a dining table fit? Where would the sofa go? Is that bedroom big enough for a bed, wardrobe and somewhere to work?
Rather than leaving buyers to work it all out, staging makes the space easier to understand.
3. You’re helping people imagine a significant purchase
Buying a property is a big commitment. It helps if people can picture what they’re buying into, not just the building, but everyday life inside it.
Where they would sit and eat dinner, watch TV and relax in bed.
That’s the “sell the dream” part. But it needs to be a believable dream, with furniture and layouts that genuinely work.
Look at the wider picture, too
For investors and developers, it’s worth weighing property staging costs against the cost of holding an unsold property.
If you’re considering a price reduction, ask what it is intended to address. Is the property overpriced, or are buyers struggling to see its appeal?
Staging isn’t a substitute for a sensible asking price or finished building work. It’s one part of the wider sales & marketing process.
You’ll also be relying on a decent, proactive estate agent and compelling photography. Those things need to work together.

Is Property Staging different to Showhomes?
The terms sometimes get used interchangeably, but there is an important distinction in what you’re commissioning.
WildKind’s property staging is a rental solution. We furnish and style the property for sale, then remove the items at the agreed point. A full showhome can involve a permanent, fully specified interior rather than a temporary staging installation.
If you’ve got one or a few plots to sell, rental staging may make more sense than purchasing the contents of a full showhome. If you’re selling a larger development over a longer period, your requirements may be different.
Your interior designer or property stager, together with your estate agent, should be able to help you decide what works for your development.
