Staged to sell
An empty property can’t demonstrate its full market value
Rooms feel smaller than they are. Layouts feel unclear. Buyers hesitate… and hesitation leads to negotiation or worse, walking away.
Professional property staging removes that friction
By furnishing and styling a property with intention, we help buyers connect emotionally from the moment they walk through the door, or scroll past it online.
Led by Louise Wynne, with over 20 years of experience in property interiors, WildKind Interiors provides home staging services across the UK for developers, investors and agents who want their properties to sell faster and for more.
What is property staging?
A strategic marketing tool, not a finishing touch
Property staging, sometimes called home staging, property dressing or house staging, is the practice of furnishing and styling a property specifically for sale. Unlike interior design, which is about creating a permanent home for its occupant, staging is a strategic marketing tool. Every piece of furniture, every accessory, every lighting decision is chosen to maximise desirability and emotional impact for the target buyer.
Our home staging service uses rented furniture and accessories, meaning you get the show home effect without purchasing or storing furniture. It is efficient, commercially focused, and designed around your sales timeline.
Buyers don’t buy square footage
Why staging works and why it pays for itself
When a property is professionally staged:
Layout and flow are immediately understood
Rooms feel larger, more inviting and purposeful
Online photography performs significantly better, driving more viewings
Emotional connection happens faster, reducing hesitation
Desirability increases, supporting the asking price
The result is stronger early demand, less negotiation and, in most cases, the cost of staging is significantly lower than a single price reduction.
Staged for the buyer you want to attract

Fully managed, furnished and finished
What’s included in our staging service
A fully managed, furnished installation
We handle everything from initial consultation through to styling, installation and de-staging. This includes:
Pre-staging consultation
Target buyer profiling and styling brief
Furniture selection and rental
Soft furnishings, artwork and accessories
Full installation and final styling
Coordination with your photographer or agent where needed
De-staging once the property has sold
Unlike a full interior design installation, our property staging service avoids permanent changes such as wallpaper or bespoke joinery. It is designed to be fast, clean and commercially effective.
Strategic staging, not styling for styling’s sake
We don’t stage properties to look pretty in photographs. We stage them to sell
What sets WildKind apart is commercial understanding. Every decision we make is driven by:
The buyer you want to attract
The price point you want to achieve
The speed of sale you need
The marketing imagery your agents depend on
From layout to lighting, from colour palette to cushion placement, every element of a WildKind staging is intentional. The result is a property that looks exceptional online, photographs beautifully, and feels irresistible in person.

Frequently asked questions
How much does home staging cost?
Home staging costs vary depending on the size of the property, the number of rooms being staged, the rental period and the level of styling required. As a guide, staging costs start from £2,000 for a one bedroom apartment, whilst a 5 bedroom house will cost upwards of £5,000.
The more useful question is what staging costs relative to the alternative. A single price reduction on a property that isn’t selling will often exceed the entire staging budget. For developers and investors, staging is rarely an expense. It is a tool to protect margin.

What’s the difference between home staging and interior design?
Interior design creates a permanent living space tailored to the people who will live there. It considers long-term functionality, personal taste and often involves structural or decorative changes such as joinery, wallpaper or bespoke furniture.
Home staging is different. It is a short-term, strategic intervention designed to sell a property. Every item (furniture, lighting, accessories) is chosen not for the occupant, but for the buyer. The goal is to maximise desirability, create emotional connection and support the asking price.
At WildKind, we bring interior design expertise to our staging work. That means staging with technical precision (colour, scale, layout and light) rather than simply dressing a room to look good in photos.
How long does home staging take?
Timelines depend on the size and scale of the project, but most staging installations are completed within a day. We work to fit your sales launch or listing deadline and can accommodate tight turnarounds where needed.
If you are already close to completion, don’t worry. We can discuss the options available to you and we are experienced at working to tight deadlines.
Do you work outside of Leeds and Yorkshire?
While we’re based in Leeds, we have a satellite office in the South of England, and we provide property staging services across the UK.
Does staging work for new build properties?
Absolutely, in fact, new builds are one of the most common and highest-impact applications for staging. Empty new build properties can feel clinical and hard to visualise. Staging transforms them into aspirational homes that buyers can emotionally connect with, which directly supports launch-day performance and early reservation rates.
What types of property do you stage?
We stage all residential property types including apartments, houses, new builds, refurbishments and multi-unit developments. We work with developers, property investors, housebuilders and estate agents across the UK.
