I get it, when you’re putting time, effort, and money into a property, it’s tempting to decorate it how you would like to live. But here’s the thing… you’re not the one staying there!

Your guests or tenants have different needs, expectations, and priorities, and if you don’t cater to them, you could end up with poor reviews, empty bookings, and a property that just doesn’t perform as well as it could.

Understanding your target guest means you can create a space that works for them.

  • Business traveller? They’ll want a dedicated workspace, high-speed internet, and a sleek, professional aesthetic.

  • Dog owners? Muddy paws are inevitable, so think washable floors, an outdoor hose for rinsing off, and comfy dog-friendly furniture.

  • Families? Parents will thank you for blackout blinds, stair gates, and a few toys or books to keep little ones entertained.

Get this right, and your guests will feel like the space was made just for them, because, well, it was!

2. Thoughtful Extras That Make a Difference

It’s not just about the big stuff, small touches can turn a good stay into a great one.

  • Romantic getaway? A bottle of fizz and some chocolates will make guests feel special.

  • Catering to remote workers? Focus on fast WiFi, a comfy workspace, and a quiet environment.
