What Is Property Staging?
Property staging is the process of furnishing (and sometimes decorating) a property to make it more appealing to potential buyers or tenants. It’s about helping people see the potential and feel an emotional connection.
There are three key reasons to stage:
To showcase the property's strengths (and hide the bits that aren’t so strong!)
To create a warm, inviting atmosphere
To help buyers imagine themselves living there
Why Do Investors & Developers Use Staging?
Faster Sales: Staged properties sell up to 50% faster than unstaged ones. And in a slow market, that’s a great advantage.
Higher Offers: Professionally staged properties can achieve offers up to 15% higher than those that are empty.
To appeal to future investors: If you’re borrowing money to fund your developments, a strong visual portfolio helps attract high-quality investors. Professional photography of beautifully staged homes goes a long way.

What Factors Affect the Cost of Staging?
There are a number of elements that influence staging costs:
Property size: More rooms = more furniture and accessories = higher costs.
Furnishing level: It can sometimes be easier (and cheaper) to stage an empty property than one that’s half-furnished.
Duration of Staging: The initial stage includes setup and removal costs. Extensions are cheaper as you're only paying to keep the furniture for longer.
Location: Properties in remote areas or that are difficult to access for some reason (for example, think lots of stairs and no lift!) might have additional delivery and setup charges.

What's Included in the Staging Cost?
It’s very possible to bespoke your rental package, depending on your requirements, however staging usually includes:
Furniture and Decor: The rental of furniture, artwork, and accessories (styling objects such as vases, books, ornaments).
Delivery and Setup: Our team transports and installs everything to make your property photo-ready.
Removal: Dismantling and removal of staging items once the property is sold or the staging period ends.
Is Property Staging Worth the Investment?
Staging can be an extremely useful marketing tool. The PLC developers, with sufficient funds to access all the tech available, still choose to stage showhomes on their new developments. Why? There are several reasons for this.
1. We’re humans, we buy with emotion and not logic.
Being able to touch, feel and experience a property is the best way of creating that emotional connection with potential buyers.
2. House buyers struggle to imagine how to use a space.
It’s thought that 9/10 people are unable to visualise how to live in a space, and so by staging it, you make it super easy for people.
3. Buying a property is one of the most significant purchases a person will make.
In order to get people excited about making such a big commitment, it’s effective to quite literally ‘sell the dream’ by again, helping people to imagine themselves in the property, with their furniture and other items. Where they would sit and eat dinner, watch TV and relax in bed.
Real Life Examples
Aside from this, there are so many case studies that you’ll find online, to convince you that staging works.
For example, our first client invested £2,800 in staging a property valued at £200,000. The result? The property sold within two weeks for £220,000—an impressive £20,000 over the asking price.
I’m sure you’re not surprised to know we have many more stories like that we could tell you, however in 2025’s slower market, staging is far more likely to be an attractive prospect for investors and developers because it will help you sell more quickly, than trying to sell an empty home.
So if you’re thinking of selling in 2025, its speed that is the most important factor. A higher than asking sale price is less likely, right now. But… staging will help you get the highest possible value, over an unstaged house, as it’s going to attract more attention and stand out more online.
Another important point to consider is that, although it’s your most important marketing tool, staging is only one part of a wider process in selling your property.
You will also be relying on a decent, proactive estate agent, and compelling photography, to name the most significant points. These factors will also play a big part in helping your property to sell fastest and for the highest value.
Is Property Staging different to Showhomes?
Traditionally in the UK, a showhome is the staging and styling of a property for sale and the developer buys all the items for this from their Interior Designer. This works particularly well when there are several plots to sell (dozens to hundreds), over a long period of time.
A showhome is likely to have electrical light fittings and window dressings. Property staging for sale, in the UK, is the term used to describe the service where a developer rents the items from their supplier and as a result, more often than not, electrical light fittings and window dressings aren’t included.
As a general rule of thumb, property staging works best when there is one, to a few, plot/s to sell and it wouldn’t make sense to spend ten of thousands of pounds on a full showhome.
