Does Staging for Sale Really Work? This Case Study Says It All


One of the most common questions I get is: How do you know staging for sale actually works? 


How can we be sure that staging was the reason a property was sold?


The truth is, there are always variables—market conditions, how proactive your estate agent is, the quality of the staging, the time of year. 


But after (nearly) 20 years in staging, I am absolutely certain that it gets a faster sale, at the highest price. And here’s one of the best pieces of evidence to prove it.


The Case of the Two Barns

This case study, originally shared in my digital brochure, comes from my friend Hayley Partridge of The Property Dressers. 


Hayley used to run her own staging business and worked as an estate agent, so she has seen this from both sides of the fence.


Here’s what happened:


  • A couple, going through a divorce, owned a country house with two large barns. They decided to develop and sell the barns, each taking the profit from one.

  • Both barns were finished to the same high standard and went on the market at the same time.

  • For four months, neither of them sold.

  • The wife, owner of Barn 2, decided to bring Hayley in to stage her property before relaunching it on the market.

  • New photography and drone footage were used to remarket the barn.

  • Once back on the market, it sold within a week.

  • Meanwhile, the owner of Barn 1 refused the offer of staging—and the property remained unsold, in a declining market.


It’s a brilliant example of the power of staging. 


The two properties were like-for-like, yet the staged one was the first to sell, by a long margin.
